Step 2 – Selecting or Designing a House Plan
Based on your needs and wants analysis we help you choose or design and home plan that maximizes your wants and needs.
Step 3 – Finding and Selecting a Lot to Build On
Based on the plan that you select or design we will help you find a lot that accommodates your home plan. We will also help you select a site that will maximize the features of your home.
Step 4 – Sunrise Presents You with an Estimated Budget
Our open book style and friendly approach sets us apart from other builders and keeps everything out in the open so you never feel uninformed. For your No-Obligation price quote, we will go through the standard and optional features, and you will receive a copy of the quote showing all pricing, descriptions and images of your selections. All items will be explained in detail. With Sunrise, there are no hidden costs, and no unwelcome surprises!
Step 5 – If we are all in agreement then we will all sign a Cost Plus Contract
A cost plus contract is one where the builder is paid a percentage of the total cost and every phase of construction is bid out to get the most competitive pricing. In this approach everything is open book.
Step 6 – Financing
We are pleased to offer a variety of mortgage options to suit your individual needs including: low to no down payment options, conventional financing with as little as 5% down, no PMI options, FHA, VA and Rural Housing (USDA) programs. Leveraging our strategic financial partnerships, we can offer more construction lending options than any other builder.
Step 7 – Selections
This is where we work with you to select finishes for your home which include: Flooring, Paint Colors, Plumbing Fixtures, Windows, Trim, and more. We make this process very easy and through our partnerships with our vendors we have access to unlimited resources to help you select exactly what you want.
Step 8 – Home Site Inspection
We will schedule a home site inspection where your personal builder will come to your home site to determine lot characteristics and home placement.
Step 9 – Pre-Construction Meeting
This is the final meeting before we begin building your brand new Sunrise home. At this meeting you will meet your construction team and we will review all details related to your new home.
Step 10 – Construction
We believe the key to any strong relationship is communication. Lots of it! So, you can expect to hear from us on a regular basis throughout the construction process. You can call us anytime you have questions. You will even have our cell phone numbers. We will accompany you on a final inspection to ensure that every detail of your new home lives up to the same high standards of quality and craftsmanship that Sunrise is committed to. We offer 3rd party independent inspections by a certified inspection company to conduct a report at rough-in framing, and at the time of completion, This expense is paid by Sunrise.
Step 11 – Move-In
Here it is. The day when you close on your home and officially make it yours is definitely a day worth celebrating. Now it’s time to place the furniture, hang the pictures and say to yourself quietly, “It’s nice to be home.”
