Here is where we secure your personal belongings and store them while we are rebuilding your home. It’s also at this point when we secure your property so no one can get into your home. This is very important for liability reasons.
Step 2 – Negotiating with Your Insurance Adjuster
This is where we review what the insurance adjuster estimated for rebuilding your home. Through our partnerships (Engineers, Architects, and Industrial Hygienists) we make sure your home is rebuild the right way and certified by these professionals. We also make sure that you are being compensated appropriately for your loss.
Step 3 – Re-Designing you Home the Way You Always Wanted it
This is the fun part! This is where we meet with our architect and designer and look at how we can redesign your home the way you always wanted it. At the end of this process we will have a set of prints to give our sub-contractors to start creating your new design.
Step 4 – Sunrise Presents You with an Estimated Budget
Once we have given the new prints to each of our vendors we will put together a budget that shows in detail what each item will cost. Everything is open book so you know exactly how your money is being spent.
Step 5 – If we are all in agreement then we will all sign a Cost Plus Contract
A cost plus contract is one where the builder is paid a percentage of the total cost (this fee is covered by your insurance company) and every phase of construction is bid out to get the most competitive pricing. In this approach everything is open book.
Step 6 – Financing
The insurance company will send the insurance money to the bank that holds the mortgage on your home and we will work with the bank to setup the separate inspections to withdraw the money as the work is completed. It’s important to note that throughout this process we may request more money from the insurance company for damage that was not noticeable at the initial inspections (For Example, damage to electrical of plumbing material located behind the drywall).
Step 7 – Selections
This is where we work with you to select finishes for your home which include: Flooring, Paint Colors, Plumbing Fixtures, Windows, Trim, and more). We make this process very easy and through our partnerships with our vendors we have access to unlimited resources to help you select exactly what you want.
Step 8 – Pre-Construction Meeting
This is the final meeting before we begin rebuilding your home. At this meeting we will re-view all details related to your home and answer any questions before we begin.
Step 9 – Construction
We believe the key to any strong relationship is communication. Lots of it. So, you can expect to hear from us on a regular basis throughout the construction process. And, you can call us anytime you have questions. You will even have our cell phone numbers. We will accompany you on a final inspection to ensure that every detail of your new home lives up to the same high standards of quality and craftsmanship that Leopold & Winings is committed to. Operating and maintenance procedures for all systems will be reviewed.
Step 10 – Move-In
Here it is. The day when you close on your home and officially make it yours is definitely a day worth celebrating. Now it’s time to place the furniture, hang the pictures and say to your-self quietly, “It’s nice to be home.”
